CMIT Level 1 Exam - Chapter 1
4 factors when considering a delivery method - ANS-- type of project
- size of project
- owner capabilities
- time considerations
Agency CM - ANS-A construction management option in which the construction
manager acts in the owner's best interests at every stage of the project from design
through construction. The construction manager offers advice and project management
services to the owner but is not financially responsible for the construction and doesn't
perform any actual construction.
CM at Risk (CMAR) - ANS--Will most likely do preconstruction work for the owner
-Advises the owner with respect to construction costs during the design phase,
manages the project's construction during the construction
phase, and works as the general contractor for the project.
Contracting Advantage - ANS-Contracts for all public projects have features that greatly
favor the public owner. Some of those features include the ability to direct their
consultants to do work beyond the original scope (subject to subsequent equitable
adjustments), price data rights that allow the public owner to audit the service provider's
books at any time, and special provisions based on statutes that specify civil and
criminal penalties for program fraud
Design-Bid-Build (DBB) - ANS-Project Delivery method where the owner contracts with
an architect to design the project and prepare contract documents. When complete the
documents are issued to interested contractors to prepare bids to construct the work.
Design-Build(D-B) - ANS-The owner contracts with one entity (a person or firm) to
provide both design and construction services, that entity then subcontracts portions of
the work to others as needed
Engineering, Procurement and Construction Management(EPCM) - ANS-- Same as D-B
- CM is involved normally in the design management and construction process
- In this one they are not involved in construction
Five basic stages of a construction manager - ANS-pre-design, design, procurement,
construction, and post-construction.
