NCIDQ - Chapter 23. Measurement and
Drafting - BOMA

Building Owners and Managers Association

(One of the most common methods of measurement and is considered a standard, not
a building code.

Provides a standardized method for measuring space) - answerBOMA

A supplemental contract that details how the space will be finished by the landlord and
what will be provided by the tenant.

AKA: An agreement between the landlord and tenant that details the initial tenant
improvements (TI) to be built - answerTenant Work Letter

Def: The area (SF) of each programmed space.

Includes: Workspaces, dedicated and shared support spaces, and special mission-
critical spaces.
Excluded: Circulation, core and shell, shared amenity spaces, lobby, floor RRs, etc.

Measure: To the centerline of interior partitions of a space.

Calculation: Total Net Area is calculated by adding together all programmed areas. -
answerNet Area = NSF
(Net Square Feet)

Def: Primary circulation is the main circulation route connecting to the building core and
common spaces, such as elevators and exit stairs. Secondary circulation includes the
aisles between individual spaces, such as offices and cubicles, and support spaces

Calculation: A Circulation Multiplier is estimated and applied to the total Net Area to
determine the Circulation Area.

Planning Formula:
Circulation Area = NSF x (Circulation Multiplier - 1) - answerCirculation Area
(Secondary and Primary)

, Def: Area of a floor occupiable by a tenant where personnel or furniture are normally
housed.

Includes: Dedicated program spaces & circulation

Excluded: Vertical penetrations: stairs and elevators, mechanical, lobby / common
space

Measured: The area enclosed between the finished surface
of the office area side -- of corridors and the dominant portion of the exterior walls or
vertical penetrations.

Planning Formula:
USF = NSF + Circulation Area - answerUsable Area = USF
(Usable Square Feet)

Def: This is the total Usable Area plus a prorated allocation of the floor and building
common areas within a building (this is basically all the area tenants pay to use / spend
time)

Includes: Usable Area and building common spaces, such as
the building lobbies, egress corridors, service spaces (mechanical, electrical, toilet,
janitorial, etc).

Excluded: Major vertical penetrations, such as stairwells, elevators, and major shaft
spaces.

Calculation:
RSF = USF + prorated share of Building Common Area - answerRentable Area = RSF
(Rentable Square Feet)

Def: Total area of a building enclosed by the exterior face of the perimeter walls,
calculated on a floor-by-floor basis.

Includes: Exterior wall thickness, and all vertical penetrations (mechanical, electrical,
plumbing, elevator shafts, stairwells, etc.), as well as basements, garages, and
penthouses.

Excludes: Parking lots and loading docks outside the building line.

Calculation:
GSF = RSF + Vertical Penetrations and Building Exterior Walls - answerGross Area =
GSF
(Gross Square Feet)

Demising Wall - answerPartitions separating adjacent tenant spaces
