What is Land – Fixtures, Fitting, Lost and found, Treasure
Land is defined at section 205(1)(ix) of the LPA 1925
Section 62(1) of the LPA 1925 states that 'any conveyance of land shall be deemed to include… all
buildings, erections, fixtures…' attached to the land unless otherwise stated in the sale of contract
Corporeal hereditaments: tangibles in or on the land - the earth, clay, or rock. Also buildings,
hedges, fences, trees and plants
Incorporeal hereditaments: intangible rights - proprietary rights such as easements, covenants,
the rights of a beneficiary under a trust. These rights cannot be touched. They only exist in
contemplation
