Research Proposal

Research Question

Should THV expand its real estate business to Australia to increase profitability?

Rationale

THV is a private limited company with the initial mission of becoming a market leader in the

Vietnamese real estate industry (Appendix i, Question 1). Following its inception, the

Vietnamese economic downturn in 2006 resulted in a critical loss for THV, valuing over

2,000,000 USD (Appendix i, Question 4). To combat this loss and spread the risks when the

Vietnamese real estate market was frozen, THV expanded their business to Europe and

America (Appendix i, Question 4) with immigration real estate (Appendix i, Question 2).

THV has since accumulated successes in profitability, as they currently have 80% of their

total villa project in Hungary registered by customers (Appendix i, Question 6).

A strategy that facilitated THV’s successes abroad is its unique selling point (USP) of

quality, specialized customer service. THV considers the immigration statuses and

preferences of their target market, particularly Vietnamese customers of all income levels are

100% satisfied (Appendix i, Question 5). Currently, THV considers expanding to Australia

to increase profitability, by forming a diversified location portfolio and continuing to spread

risks (Appendix i, Question 7).

Proposed Methodology (Hoang, 2018)

 1.3 – Ansoff Matrix: Assess risks and uncertainties for THV’s market development.

 1.7 – Force-field Analysis: Assess driving and restraining forces of expansion to

Australia.

,  3.5 – Gross and Net Profit Margin: Assess THV’s revenue after accounting for

expenses.

 3.5 – Current and Quick Ratio: Assess THV’s ability to liquidate current assets to

cover liabilities.

 3.6 – Gearing Ratio: Assess THV’s long-term liquidity position.

 3.8 – Pay-back Period: Assess how long before THV can repay investments.

 4.5 – Boston Consulting Group (BCG) Matrix: Investigate market growth and

share of potential property types in Australia that THV may purchase.
